September 2025 Vancouver Housing Update

🏙️ Market Overview

August saw a modest lift in activity across Vancouver and North Vancouver as easing prices encouraged more buyers to re-engage. We had a busier than average summer as the normal spring sales activity was spread into the summer. While sales remain below long-term averages, detached and townhouse segments showed renewed strength, suggesting higher-end buyers are gradually stepping back into the market 🏡. Conditions remain balanced-to-soft, but the gap between buyers and sellers continues to narrow.

📉 Market Conditions

The Bank of Canada 🏦 will make its next rate announcement on September 17th. Current economic data is mixed — inflation has eased slightly, but shelter costs remain elevated, making it difficult to predict whether the BoC will hold or cut. Many buyers and sellers are watching this closely, as the decision could influence confidence and timing heading into the fall market.

Across Vancouver and North Vancouver, inventory stayed elevated while sales-to-active listings ratios trended near or just below balanced conditions:

  • Metro Vancouver sales: 1,959 (⬆ 2.9% YoY, but 19% below 10-year average)

  • Sales-to-active listings ratio: 12.4% overall (Detached: 9.3%, Townhomes: 15.8%, Condos: 14%)

  • Inventory: ~16,242 listings (⬆ 17.6% YoY, well above average)

  • 🏢 Condos: Vancouver East $679,000 (⬇ 3.7% YoY) | Vancouver West $804,800 (⬇ 5.7% YoY)

🌲 North Vancouver

  • 🏠 Detached: $2,174,600 (⬇ 4.2% YoY)

  • 🏘️ Townhomes: $1,286,900 (⬇ 3.1% YoY)

  • 🏢 Condos: $794,800 (⬇ 1.0% YoY)

Sales-to-active ratios: Detached ~9%, Townhomes ~16%, Condos ~14% — softer than July, reflecting balanced-to-buyer leaning conditions ⚖️.


🔮 Looking Forward

Fall 🍂 is shaping up to be busier than we’ve seen all year. With buyer and seller expectations aligning and price adjustments already made in many segments, demand is poised to build momentum heading into September and October. If sales continue to rise while new listings moderate, conditions could quickly tilt toward a more competitive market. Buyers still hold good leverage today, but that window may begin narrowing as fall unfolds.
