Market Conditions

As we head into summer, the market remains fairly soft across most segments. After a lacklustre spring that failed to deliver the rebound many were hoping for, early signs suggest the traditionally slower summer season won’t offer much relief either.

Sales activity remains well below seasonal norms, with June marking one of the weakest starts to summer we've seen in over a decade. Despite a significant increase in inventory—giving buyers more choice than they've had in years—many are still sitting on the sidelines, waiting for more clarity on interest rates or better affordability.

The combination of high borrowing costs, weaker consumer confidence, and tougher qualification rules continues to weigh heavily on the market. As a result, properties are sitting longer, price reductions are more common, and sellers are having to adjust expectations—especially in the detached segment.

While some micro-markets are holding up better, the broader trend across the city remains flat to slightly declining. Unless we see a notable shift in interest rates or economic sentiment, the soft conditions are likely to persist through the summer and possibly into early fall.

🏙️ City of Vancouver

• Sales activity remains soft, in line with broader trends across the region.

• The sales-to-active listings ratio is in buyers’ market territory:

  • Detached: ~10%

  • Condos: ~14%

  • Townhomes: ~17%

• June sales were well below the 10-year average, with many buyers still sitting on the sidelines due to affordability and rate sensitivity.

🏘️ North Vancouver

• Sales down 7.8% year-over-year, with ~200 homes sold.

• Sales-to-active listings ratio:

  • Detached: 16%

  • Townhomes: 24.8%

  • Condos: 18.6%

• Market is holding up better than the Vancouver overall, especially for attached homes, where demand remains relatively strong.
