Hi neighbour — it was a slow August across Metro Vancouver, with regional sales landing 20.7% below the 10-year seasonal average of roughly 2,356 sales. North Vancouver held up noticeably better: sales here came in essentially flat compared to last August, even as the rest of the region posted its softest summer in years. Here's what the numbers, and the neighbourhood, looked like last month.

North Vancouver's newest elementary school just opened its doors
Cloverley Elementary — a brand-new, 585-seat school at 970 Shavington St — welcomed its first K-7 students this September. Backed by $61 million in provincial funding plus contributions from the school district and the City, it's the sixth major capital school project to break ground in North Vancouver in six years.
The building also includes a neighbourhood learning centre with childcare programs — a real, tangible sign of continued investment in the area for families weighing a move here.

BC's speculation and vacancy tax is going up again
Starting with 2027 declarations, the province is raising BC's Speculation and Vacancy Tax: foreign owners and anyone with unreported worldwide income move to 3% (up from 2%), while Canadian citizens and permanent residents with empty or under-used homes move to 1% (up from 0.5%).
