🍂 Vancouver + North Vancouver snapshot: September saw prices ease in the City of Vancouver while North Van held up a bit better. Vancouver East benchmark $1,176,500 (-1.2% MoM, -2.5% YoY), Vancouver West $1,280,900 (-0.4% MoM, -2.9% YoY), and North Vancouver $1,341,800 (-0.3% MoM, +0.6% YoY). Buyer leverage persists with regional sales 20.1% below the 10-year September average and active listings 36.1% above their 10-year norm—meaning more selection and room to negotiate.

📉 Market Conditions

🏦 Rates: GVR notes “another” policy rate cut helped sentiment this month, BOC is now at 2.5% and markets are pricing in at least one more cut into year-end. this is slightly easing borrowing costs.

🧭 Balance of power: The sales-to-active listings ratio sat at 11.3% overall (Detached 8.5%, Townhome 12.7%, Condo 13.3%) territory that typically applies downward price pressure if sustained. New listings were 6,527 in September (↑6.2% YoY), well above the 10-yr seasonal average, reinforcing a supply-friendly backdrop.

  • Detached: $2,172,000 (-0.1% MoM, -1.7% YoY)

  • Townhome: $1,297,900 (+0.9% MoM, +2.2% YoY)

  • Condo: $790,500 (-0.5% MoM, -0.9% YoY)

🔭 With inventory near decade highs and borrowing costs easing, expect continued selection and measured pricingthrough the fall. If rate-cut expectations hold, pent-up demand could firm activity into late Q4—yet with ratios hovering near the buyer-friendly band, pricing likely grinds rather than jumps absent a sharp demand surge. Strategy: buyers can negotiate; sellers win with sharp pricing and standout presentation.
