🏙️ Market Overview

A quiet start to the year, with prices slowly sliding down and elevated inventory. January continued the trend we saw through much of 2025: cautious buyers, motivated sellers, and a market that’s slowly adjusting to a new normal.

🏠 Market Conditions

Home sales across Metro Vancouver came in well below historical averages, reflecting ongoing affordability challenges and broader economic uncertainty. While sales were down significantly year-over-year, new listings remained relatively elevated, keeping inventory levels higher than normal for this time of year.

The sales-to-active listings ratio sat at 8.7% in Vancouver, which is firmly in buyer-favouring territory and typically associated with downward pressure on prices. That said, price declines have remained measured rather than dramatic — suggesting sellers are adjusting expectations, but not capitulating.

City of Vancouver

  • Benchmark price (all homes): ~$1.19M

    • ⬇️ ~6% year-over-year

  • Market tone: Buyer-favouring, with the most pressure on:

    • Detached homes (especially West Side homes saw a price decrease of 12% year over year)

    • Older condo stock without recent upgrades

  • Apartments: Softer pricing but steady absorption in well-located buildings

North Vancouver

  • Composite benchmark price: $1,289,700

    • ⬇️ 3.9% YoY

    • ⬇️ 2.1% over the last 3 months

  • Detached benchmark: $2,037,600

    • ⬇️ 6.9% YoY

  • Apartment benchmark: $780,300

    • ⬇️ 0.8% YoY

    • Holding up better than the broader market

Takeaway:
North Vancouver continues to show relative resilience versus the City of Vancouver, particularly in apartments and townhomes, while detached homes across both markets face the most pricing pressure.


🔮 Looking Forward

The big question for 2026 remains when — or if — pent-up demand re-enters the market. With inventory staying elevated and sales muted, prices are expected to remain relatively flat in the near term.

For buyers, this continues to be one of the more balanced negotiating environments we’ve seen in years. For sellers, pricing and presentation matter more than ever — homes that are well-positioned still sell, while others sit.
