As we head into mid-spring, the local housing market continues to show signs of a slowdown. Here’s what you need to know, broken down into three key areas:

Sales remain low across both Vancouver and North Vancouver, with activity well below seasonal averages. Trump flicking the tariff on/off switch is creating high volatility leading to buyers hesitant to pull the trigger.
Inventory is stacking up fast, especially after a flood of new listings hitting the market post-spring break.
Despite the slowdown in buyer activity, prices are holding steady. Sellers aren’t in a rush to drop their expectations, choosing instead to wait it out until the right offer comes along.
Today’s strategy: List, wait, and be patient—eventually someone will pay close to your ask.

Homes that are well-priced and well-presented are still getting activity—but overall, it’s a slower, more deliberate market right now.
