May 2025 Vancouver Housing Update
As we settle into May, the local housing market continues to feel the effects of high inventory, sluggish sales, and cautious buyers. Here’s what’s happening right now in three key areas:
1️⃣ Market Conditions: Momentum Still Sluggish
Sales remain soft across Vancouver and North Vancouver, with activity continuing to 24% below trail behind typical spring patterns.
Inventory is climbing steadily as more listings hit the market—especially from sellers who delayed listing during the quieter winter and early spring months. We are currently almost 50% above the 10 year average for total inventory in Greater Vancouver.
Prices starting to decline? With the pressure of record low sales and record high inventory, prices are finally starting to roll over (slightly) -1.8% Month/Month.
📌 Today’s strategy: Price realistically, prepare for a longer selling timeline, and be ready to negotiate. The market is slow but steady—the right buyer will come along.

2️⃣ Seller & Buyer Sentiment
Sellers are cautious but firm—most are only entering the market if they need to or have a unique product.
Buyers have more options, but many are taking a wait-and-see approach, especially with a lot of uncertainty in the air and too many options.
Homes that are well-priced and well-presented or unique products are still getting activity—but overall, it’s a slower, more deliberate market right now.
3️⃣ Post-Election Outlook
Canada’s federal election wrapped up on April 28, and all eyes are on what the elected Liberal government will do to address housing supply, affordability, and economic uncertainty.
Expect policy announcements over the coming months that could impact mortgage lending rules, housing supply targets, and taxation.
