December 2025 Vancouver Housing Update
🏙️ Market Overview
• Sales activity slowed meaningfully in 2025, with total Metro Vancouver sales down 10.4% year-over-year, marking the lowest annual sales volume in over two decades. The bottom line is there’s really just no urgency for buyers.
• Prices have slowly trickled lower and lower leaving buyers wondering where/when the bottom is making it hard for them to pull the trigger
Inventory moved in the opposite direction, with 65,335 homes listed in 2025 — the highest annual total since the mid-1990s.
• This imbalance created more negotiating power for buyers, while sellers faced a more competitive landscape than we’ve seen in years.
• Borrowing costs improved over the second half of the year, falling nearly 1% from peak levels, helping stabilize demand late in 2025. I believe rates will stay where they are for the next while.

• Benchmark Price: $1,114,800
• Year-over-Year Price Change: ⬇️ 4.5%
• Sales-to-Active Listings Ratio (Dec): 12.7%
Slightly buyer-leaning market conditions
North Vancouver
• Composite Benchmark Price: $1,283,600
• Year-over-Year Price Change: ⬇️ 2.5%
• Detached Benchmark: $2,041,600 (⬇️ 3.8% YoY)
• Apartment Benchmark: $775,500 (⬇️ 2.8% YoY)
North Vancouver proved relatively resilient compared to broader Metro Vancouver, with shallower price declines and steady long-term demand, particularly for well-located family homes and quality concrete condos.
🏠 By Property Type (Greater Vancouver – YoY)
• Detached Homes: ⬇️ 5.3%
• Townhomes: ⬇️ 5.0%
• Apartments: ⬇️ 5.3%
Despite the pullback, prices remain well above pre-pandemic levels, with 5- and 10-year growth still firmly positive across all housing types.
🔮 Looking Forward to 2026
With prices off their peak, inventory still elevated, and borrowing costs sticky, buyers are entering 2026 with some of the most favorable conditions seen in years. The big question will be whether improving affordability translates into stronger demand — or if buyers remain patient and selective.
For sellers, pricing accuracy and presentation matter more than ever, while buyers who are prepared and decisive are finding real opportunities that simply didn’t exist a couple of years ago.
