Single-family homes can now go up three storeys

The District of North Vancouver (a separate municipality from the City, with its own rules) formally adopted new R1 and R2 zones on July 20 — replacing the old single-family (RS) zoning across roughly 20,000 properties. Detached homes can now be built up to three storeys (about 33 ft for a flat roof, 38 ft for a pitched one), though the front 20 ft and rear 25 ft of most lots stay capped at two storeys. Most lots can also add a secondary suite, and some — inside the Urban Containment Boundary — a coach house up to 1,400 sq ft. If your property's in the District, this could open up real value in a rebuild or addition. Worth a call if you're weighing your options — and worth checking which municipality your address actually falls under before assuming either this or the City's rules apply to you.

The new Harry Jerome Recreation Centre has arrived

After years of construction, the new Harry Jerome Community Recreation Centre officially opened July 25 at Lonsdale Ave and East 23rd in Central Lonsdale — an easy walk from the Quay. The $230-million facility (shared with the neighbouring Silver Harbour Seniors' Activity Centre) is about 52% bigger than the old complex it replaces: four pools including a lazy river, an NHL-sized ice rink, a full gym and fitness centre, an indoor walking loop, an art studio, a community kitchen, plus an outdoor skate park and playground. The aquatic centre itself opens a bit later, this fall. If you haven't walked through yet, it's worth the trip — amenities like this tend to shape how people talk about a neighbourhood for years.
