March 2025 Vancouver Housing Update

One of the biggest factors influencing the market right now is the ongoing tariff flip-flop. These shifting trade policies are creating ripples throughout the Canadian economy, affecting everything from consumer confidence to interest rates. When you have uncertainty like this, the real estate market tends to pause.

In Vancouver and North Vancouver, prices have remained relatively stable and prices continue to remain flat. I believe they will continue this way for a while. But when we look beyond the city, it's a different story. Areas that saw a surge in demand during the pandemic—places like Whistler, the Sunshine Coast, and Squamish—are now experiencing notable price corrections. In some cases, we’re seeing drops as steep as 15% month over month.

The market is changing rapidly, and buyer sentiment is shifting week by week. The truth is, no one can predict where things will be a month from now. Some buyers are waiting for the "perfect" moment to enter the market, while others are hesitating, unsure of whether prices will drop further or if interest rates will shift again. If you’re a buyer waiting for the “perfect time” keep in mind…once the bottom of the market is identified, you’re probably too late.

But despite all this uncertainty, well-priced properties in most segments are still moving quickly. The demand is there. Buyers are out there. They’re watching, they’re ready—but many are hesitant to pull the trigger.
