In July 2023, the housing market in North Vancouver held steady, with prices remaining unchanged from the previous month. While there was a drop in sales and listings for detached homes (35% and 31% respectively), townhome sales also declined by 20%, and condos saw a 19% decrease. Despite these changes, the market remained resilient, and sales prices stayed strong. The reason for this strength was the low inventory in the market (Lowest number of homes for sale in the month of July, since July 2005), which is continuing a competitive atmosphere for buyers. As buyers stand by waiting for prices to dip it seems the scale hasn’t tipped yet. If interest rates continue to remain where they are (which many believe they will) I believe its just a matter of time before mortgage renewals, and over leveraged home owners will spark a shift in lower home prices. As of right now that doesn’t seem to be the case but I'll keep you updated on any further developments!
